A business owners responsibilities.

Below is what every business owner should be doing. While it can be the landlords responsibility it is usually down to the tenant. In the case of managed offices or where a building is occupied by the owner, the owner or managing agent is responsible.

While there are monthly checks that all businesses should be carrying out on their fire systems, annual maintenance is essential and required to ensure that everything works as it should in the event that they are needed and, just as important, to keep the premises compliant.

Monthly. 
Fire Alarms. The Fire Alarm should be tested on a monthly basis. This is commonly broken down and part of the system is tested every week so the whole system is checked over 4-5 weeks. 

Emergency lighting. This is as simple as turning it on using the test switch, checking all the lights are working as they should and leaving on. After 20 minutes, the lights should be re-checked and, assuming everything is still illuminated, turned off again.

Extinguishers. Each extinguisher should still have the tamper seal (coloured tag or pin), the pressure gauge should still in the green and there should be no damage on the body or handle.

All checks should be recorded in a Fire Safety Log. These can be obtained from your fire safety professional or from retail outlets or it can be as simple as a notebook.

In all cases, annual servicing is required.
