Subcontractors are now having to check material prices and availability on a weekly basis as market volatility continues to affect the construction industry.

Recent reports show that pricing and supply conditions are changing much faster than before, with increases seen across key trades such as steelwork, groundworks and concrete frames.

Although tender activity has picked up slightly, many projects are still struggling to progress to site due to cost pressures, funding challenges and ongoing supply chain concerns. 

There is also often a gap between design expectations and available budgets, leading to delays and repeated revisions.

Looking ahead, costs are expected to keep rising, with further uncertainty around materials, labour and delivery. 

As a result, taking a cautious and well-informed approach to pricing and planning is more important than ever.
