What do I do that's different??

I was asked by a vendor to see why her house wasn’t selling. She had been on the market for over a year with the current agent, no viewings and no offers.
Her home was originally on the market for £320,000 and slowly reduced to £295,000…still no viewings and still no offers.
I had sold a house similar to hers on the next street and she was curious as to how I had sold within hours and for 10k more than asking price.
Before I went to see her I priced up a new carpet for her new room and took with me samples that the carpet company let me have.
Telling someone that their very bespoke choices in bold colours could be hampering the marketing of the house isn’t a conversation that Estate Agents will have with Vendors, but sometimes we just have to put on our big pants and do it.
The new carpet cost £400 and was fitted within a week.
Myself and fellow Cumbriashare member Victoria Sedgwick went last Friday to stage and professionally photograph the property and here is the result!!
She’s amazed at the difference and so we go live tomorrow morning! She was a dream to work with as she allowed myself and Vix to go into her home, declutter and stage the home and was so grateful for our help.
Staging and photography are so important when it comes to selling homes but so are the difficult conversations.
